New office suite product offers flexibility, image

Dec. 10. Commercial real estate office brokers say the open floor plans, entrepreneurial tenants and flexibility of co-working space encourages collaboration and connections with like-minded professionals. A recent Yardi Matrix report found that co-working spaces grew almost 62% in the top 20 office markets from 2017 to 2018.

Most don’t look like offices. Co-working space might have a staffed front desk, a casual vibe, a big kitchen and a hip design. Co-working spaces don’t feel like regular offices. But co-working spaces might not present the image some tenants want, nor do they offer a secure, private space or around-the-clock accessibility.

Now there’s something in between office space and co-working space.

Charlotte-based Elevation Real Estate Group has started construction on Focus Office Suites, an alternative office option in Huntersville Business Park. Slated to open next July, the ready-made private and secure suites feature security cameras, high-speed internet connections and kitchenettes with wet-bars.

Companies will be able to sign a lease in the morning and move in that afternoon.

“There is a need in the market for affordable, professional office space for small- and medium-sized businesses,” said Dante Massaro, Elevation Real Estate Group principal.

Over the course of 20-plus years in the real estate market, Elevation received inquiries from clients seeking space that had less-restrictive leasing arrangements and lessunusable space that larger office complexes have.

“In designing Focus Office Suites, we listened to clients who felt that many office buildings were not designed for their needs,” said Elevation architect Chris La Mack.

He designed Focus Office Suites with amenities like a reception desk and storage space. There is built-in expansion capability thanks to connecting doors.

There are no long-term lease agreements or substantial up-front costs. Tenants choose an available floor plan that fits their needs, sign a lease, set up furniture* and plug in. Everything needed will be behind the secure door – a reception area, storage space, small kitchen with sink, and conference area.
